Wandsworth Council were looking to undertake full condition surveys on 110 Council owned properties throughout the borough of Wandsworth, and selected Drees & Sommer to support and deliver expert services such as asbestos surveys, mechanical and electrical surveys as well as building fabric and grounds.

The condition surveys were undertaken by our experienced team of in-house chartered building surveyors over a four-month period. The surveys were programmed to take place in a sequence to enable the most efficient way to travel around the borough which ensured the minimal amount of disruption to the client whilst offering a level of discretion and courtesy to occupied premises.

The premises surveyed included offices, leisure centres, hostels and accommodation, care homes, community centres, listed buildings, council depots etc. Access arrangements were scheduled using Drees & Sommer in-house admin support service. The data was collected by the Building Surveyors, using a bespoke electronic data capture system which was designed by the team in conjunction with the client, to collect both asset information and calculate whole life costings in a format that could be transferred directly into the Council’s chosen CAFM system.

In addition to this work, we have been commissioned to undertake a statutory compliance review of operational premises and provide strategic support in procuring an outsourced reactive maintenance service.

The finalised report information has been uploaded into a CAFM system to enable the Council to understand fully what assets they have and be able to proactively manage maintenance activities going forward. It was also important to have this information readily available in order to ensure certainty to the contractor supply chain in relation to the condition of assets.

This was a logistically difficult project, but by working closely with the project team, and with the support of our admin service, we were able to deliver an excellent service while keeping disruptions for both the client and its customers to a minimum.
